Area 50
Downtown - Baton Rouge's major business district.
Spanish Town - Located between the Mississippi River and I-110, it is one of the city's trendiest neighborhoods and home to the State Capitol Building and the city's largest Mardi Gras Parade. It is known as Baton Rouge's gay village.
Beauregard Town - A historic district between the downtown area and Old South Baton Rouge. Many of the homes have been renovated and are used as law offices.
Area 51
Garden District - Baton Rouge's Garden District is located between Park Blvd. and St Rose Ave., south of Government St. The Garden District is an established historic area with upscale homes. Located close to City Park golf course and recreation area.
Old South Baton Rouge - An old section of the city off Nicholson Drive. Historically, it was separated from "Beauregard Town" by South Blvd., but now the boundary is typically considered to be the elevated I-10Horace Wilkinson Bridge approach structure. After years of neglect and a crumbling infrastructure, the city is targeting the neighborhood in the city's largest ever revitalization project.
Area 52
LSU/Lakeshore - Home to LSU's main campus, the University Lakes and the City Park lake. It includes neighborhoods like University Hills, University Gardens, College Hills, and Arlington. There has been over the last few years a growth in new townhome/condominum developments. Some of the more recent construction projects include developments for college students or for people wanting to live in a luxury condo close to LSU. www.bloxatbrightside.com, www.crescent-condos.com, www.fieldhousebr.com , and many more small developments have recently been completed or under construction.
Highland Road– Beautiful tree lined road runs east-west through the southern part of the city. It includes neighborhoods like Woodstone, Woodgate, Lakeside, The Lakes at Highland, Fair Oaks, Heritage Estates, and many smaller subdivisions ranging in age, square footage and amenities. This road has homes in Area 52 and 53.
Southdowns - This desirable older neighborhood is close to LSU and Downtown that has gone through a transformation in the last few years. Due to most of the homes being well maintained or renovated over the last few years and being in walking distance of the University Lakes, this neighborhood has been experiencing a increase in value in resell. There is a mixture of home ownership and rentals.
Kenilworth – Large neighborhood that includes a swimming club and other recreational activities located near schools, hospitals and Pennington Biomedical Facility. Located within a few miles of LSU.
Magnolia Woods – Older neighborhood with large treed yards. Numerous small subdivisions in the immediate area are Walden, Mayfair, and Highland Creek. Recently there have been new garden home subdivisions going up in the immediate area.
Area 53
Oak Hills - One of the most affluent areas in Baton Rouge. Home of Mall of Louisiana. A new mix-use development under construction in the immediate area www.willowgrovehomes.com will continue to increase the desirability of this area.
Gardere/Burbank – This area has a number of small neighborhoods that are new construction and homes that are under 30 years old. Homes generally in this area are under 2500 sq. ft. and mostly 3 bedrooms. To the east the extension of Bluebonnet to Nicholson has created a tremendous growth in new subdivisions.
University Club Plantation – This upscale neighborhood is home of the LSU golf course with private club and recreational facilities. Located along Nicholson Highway this neighborhood has many filings under development. www.universityclub.stirlingprop.com
Village St. George – Located off Perkins Road with small older homes.
Kensington Estates – Subdivision is less than 10 years old located on Perkins Road. www.kensington-estates.com
Country Club of Louisiana - Located off of Highland Road this gated upscale neighborhood with premium golf course is a highly desirable place to live. Mixture of townhomes and large homes with views of the golf course. One of most expensive places to live in the Baton Rouge area. www.ccofla.com . There are other smaller subdivisions close by, along with shopping and Blue Bayou Water Park and I-10.
Area 60 & 61
Mid-City - Bound by I-110 on the west, College and N. Foster on the east, Choctaw to the north and I-10 to the south. It includes several neighborhoods like the Garden District, Ogden Park, Bernard Terrace, and Capital Heights. Always a socially and economically diverse area, Mid City is quickly regaining popularity due to urban renewal and gentrification.
Melrose Place - Melrose Place is home to BRCC and is between N. Ardenwood and N. Foster Rd.
Melrose Place East/Mall City - Is bordered by Florida Blvd (US 190) to the south, Greenwell Springs Rd to the north, Airline Highway to the east, and N. Ardenwood Dr. to the west. However the border is traditionally between Mall at Cortana and the old Bon Marche Mall.
Goodwood/Tara – A neighborhood of older homes with large yards and plenty of trees. Located between Lobdell on the east and Jefferson Hwy. on the west. This neighborhood has had some of the homes demolished and newer homes built or have been subdivided to make room for more homes. Area is desirable because it is considered in the “center” of Baton Rouge and is close to schools, shopping, hospitals, and getting to work.
Bocage – This area has a mixture of large homes with large treed and landscaped yards located in the “heart” of Baton Rouge. There is also a new neighborhood called Bocage Lakes. This is one of the most expensive places to live within the city limits. Also on Corporate Boulevard is an upscale condominum development www.reserveatcedarlodge.com . Located near the newest upscale retail area called Towne Center at Cedar Lodge which includes Whole Foods Market, restaurants, and various boutique shops.
Area 62
Westminster – An older established neighborhood near Baton Rouge Country Club.
Inniswold/Jefferson Terrace/Bluebonnet Terrace - Area around Bluebonnet Rd between Jefferson Hwy and I-10. There is a mixture of new construction subdivisions mixed in with older homes, along with townhomes and condos. This area has become desirable due to its close proximity to malls, restaurants, hospitals, and access to main thoroughfares. Bluebonnet Road between Jefferson Highway to I-10 is a corridor of new commercial office buildings.
Santa Maria – A large upscale neighborhood with BREC golf course located off of Old Perkins/Highland Road area. www.highlandsofsantamaria.com
Area 41
Park Forest – Large neighborhood that has homes less than 40 years old with the average home being less than 2000 sq. ft. Numerous schools, shopping and businesses in the area. Located between Monterrey Blvd., Choctaw, Greenwell Springs Road, and Sherwood Forest Blvd.
Monticello – Adjoining Park Forest, this neighborhood has homes less than 30 years old.
Villa Del Rey – This older neighborhood is close to Cortana Mall. Between Florida Blvd. and Choctaw.
Red Oaks – This older neighborhood adjoins Villa Del Rey and has smaller homes.
Area 42
Broadmoor - A nice, well established neighborhood. Florida Blvd. is to the north, Airline Hwy. is to the west, Old Hammond Hwy. to the south, and Sharp Rd. is to the west.
Sherwood Forest - A large, established neighborhood with large, older homes. Located just west of "Broadmoor." Sherwood Forest Blvd. is to the south, Flannery Rd. is to the west, Florida Blvd. is to the north, and Sharp Rd. is to the east.
Area 43
Coursey Boulevard – Large Boulevard that runs east-west with numerous shopping centers, restaurants, schools and businesses. Located along this Boulevard are a number of subdivisions called Hickory Ridge, Parkview Oaks, and Carrington Place.
O’Neal Lane – Street runs north-south off of Coursey Boulevard (considered the far east side of the city) has shopping centers, fast-food restaurants, and I-12. Neighborhoods such as The Woodlands, Centurion Place, Wedgewood, White Oak Trace and O’Neal Place have a good mixture of homes ranging in age, size, and yard size.
Shenandoah – A large established neighborhood containing at least 2000 homes ranging in age and size located near O’Neal Lane, Coursey Blvd. and Jones Creek Road.
White Oak – Beautiful subdivision adjoining Shenandoah with treed landscaped yards near many schools. White Oak Estates has large homes with large yards and Shadows at White Oak and Shadows Lake are the two newer subdivisions in the area with upscale amenities.
Old Jefferson – A
Area 31
Brookstown - Is bordered by Airline Highway to the east, Hollywood St to the north, McClelland St to the west and Evangeline St to the south.
Istrouma/Prescott – Older section of Baton Rouge that is close to Exxon and other industrial/commercial businesses.
Area 21 & 22
Central – Central has recently voted to incorporate to be a city and not considered part of Baton Rouge. It has 27,000 residents. The city's primary public schools are Central Middle, on the corner of Hooper Road and Sullivan Road, and Central High on Wax Road, near the local Wal-Mart. Private Schools in the area include Central Private School on Centerra Court, off of Gurney Road, and Starkey Academy on Joor Road. Central is hoping to create its own school system. Homes range from subdivisions to homes with acreage. There have been many new construction developments for homes and businesses. Being on the north side of the City and Parish, the commute to Exxon and other industrial areas and businesses is a plus. There is also that feeling of living “out in the country” but still close to the city.
Area 11
Baker – Baker has a population of 13,483, but still retains its small town atmosphere, as it enjoys the best of both worlds - being within the metropolitan area of Baton Rouge, yet having the advantage of local government, with a friendly, home town feeling where community pride and participation are a way of life. Zachary – Located ten miles north of Baton Rouge, offers the convenience of a metropolitan area with all the charm of small-city living. Zachary's school system continues to be a drawing card for the city. New subdivisions are being built with affordable housing in every price range. Duplex and apartment living is also available. There are two golf course subdivisions. One is Copper Mill, www.coppermillgolf.com, and the other is Beaver Creek. Keeping in line with the growing resident population, the business community is constantly. Zachary continues to be one of the fastest growing small cities in Louisana.
Area 80, 81 & 82 (Livingston Parish) .
Denham Springs/Watson – Denham Springs is the largest municipality in Livingston Parish with a population of 9,913. Located across the Amite River from Baton Rouge has been growing rapidly with new construction subdivisions with affordable housing in every price range. Due to new residential growth, there has been new commercial, retail and restaurants built over the last few years. The Live Oak school district in Watson is one of the best schools in the state. Walker– Located 7 miles east of Baton Rouge has also been experiencing rapid growth with new construction subdivisions and affordable housing in every price range.
Area 70 (West Baton Rouge Parish)
Port Allen/Brusly/Addis – Located to the west of Baton Rouge across the Mississippi River it has the combination of industry (Dow Chemical, Port of Baton Rouge, and other industrial/commerical), metropolitan proximity and the comforts of small-town living. Newcomers have a tremendous variety of homes to choose from. Several brand-new residential developments have sprouted in the fields where sugar cane once grew.
Area 90, 91 & 92 (Ascension Parish)
Prairieville/Geismer/Gonzales - Lying on both banks of the mighty Mississippi River, Ascension Parish is your stopping place between Baton Rouge and New Orleans. Interstate 10 and U.S. Highway 61 serves as its major thoroughfares. It is in close proximity to numerous petrochemical and industrial commercial facilities. Larger number of new construction developments over the last few years of affordable price ranges has made this the place to move to. The schools are some of the best in the state. Area 93 & 94 (East & West Feliciana Parishes)
Jackson/Slaughter – Small towns located north of Zachary with older homes usually on acreage.
St. Francisville – This area north of Baton Rouge with its rolling hills and acreage has had recent growth from people wanting to get out of the city, but still be close enough to commute in. One golf course subdivision is The Bluffs, www.thebluffs.com . This town rich with southern plantations and antique boutiques and so much more.
